Sell with Montwells

Discreet marketing to qualified international buyers — and someone on your side of the table.

What we do differently

Most agencies on the coast list a property on the portals and wait. We start the other way round: with the buyers we already know. Montwells works with Russian-, English- and German-speaking buyers who have told us their budget, their areas and what they could not find elsewhere — and a good share of our sales never reach a public listing at all.

When a property does go public, it goes out properly: professional photography and video, a bilingual brochure, a page on this site in three languages with full search-engine mark-up, and placement with the partner agencies and portals that actually produce buyers in your price range.

1 · Valuation

A written opinion of value against the last twelve months of comparable sales — not asking prices — in your building or street. Free, and without obligation.

2 · Preparation

We check the cadastre entry, permits and any encumbrances before marketing, so nothing surprises a buyer's lawyer later. Photography, floor plans and the brochure follow.

3 · Private offer

Matching buyers in our CRM see the property first. Viewings are accompanied by us, in the buyer's language, and reported back to you the same day.

4 · Negotiation to completion

We negotiate, coordinate the notary, the bank and both sides' lawyers, and stay until the funds are in your account and the cadastre is updated.

What does it cost?

A success fee on completion only — the market standard on the coast is 3 % plus VAT, agreed in writing before we start. Valuation, photography and marketing are included; there are no upfront charges.

Exclusive or open mandate?

We work best on an exclusive mandate of three to six months, because that is what justifies the investment in photography, brochure and private outreach. We will tell you honestly if we think an open listing suits your property better.

I live abroad — can you handle everything?

Yes. Keys, viewings, cleaning and small repairs, the notary appointment by power of attorney, and the transfer of utilities — most of our sellers never need to travel.
