Portonovi

Portonovi is the finished alternative to buying off-plan. Developed by Azmont Investments on 26 hectares between Herceg Novi and the Verige strait, the village opened in 2020 and the One&Only Portonovi — around 110 rooms, suites and villas with the Chenot Espace medical-wellness centre — welcomed its first guests in 2021. The D-Marin marina takes 238 yachts of up to 120 metres.

The residences

Marina Residences line the quay: one-bedrooms of 79–82 m² from about €840,000, two-bedrooms of 120–220 m² from €1.45 m, three-bedrooms to €2.7 m and penthouses of 266–321 m² to €3.6 m. Village Residences are apartments, duplex townhouses and villas of 89–382 m² between €865,000 and €3.75 m. At the top of the range sit the Sky Villas — 600 m² penthouses with private rooftop pools from €6.6 m — and the last One&Only Private Home.

Because stock is completed, most purchases are paid on signing or on a short agreed schedule, and owners can use their homes — or place them in the resort rental pool — immediately. Prices run €7,000–12,000 per m² depending on line and view.
