Vero & Versa — the last new launch in the marina village
Two new residential buildings in the superyacht village of Tivat: 202 homes with podium and rooftop pools, direct marina access and Yacht Club membership.
Porto Montenegro is the address the rest of the coast is measured against: a 25-acre waterfront village in Tivat around a Platinum-rated marina of more than 450 berths, the Regent hotel, a yacht club and over eighty boutiques and restaurants. The earlier neighbourhoods — Zeta, Ksenija, Tara, Elena, Baia, Regent Pool Club, Boka Place — are sold out and trade only as resales.
Vero & Versa
Launched in 2025 by Adriatic Marinas, a subsidiary of the Investment Corporation of Dubai, Vero & Versa adds 202 residences: 155 in Vero (studios to three-bedroom penthouses of 210 m² and more) and 47 in Versa, a smaller wellness-led building of studios, one- and two-bedrooms. Shared amenities include a podium pool and a rooftop pool over the bay, gyms, a clinic, sixteen retail and dining units, an open-air cinema, 24-hour concierge and security, and direct access to the marina. Porto Montenegro Yacht Club membership is included.
Prices and timing
Vero from €390,000, Versa from €416,000; handover is scheduled for Q4 2028. Freehold ownership is open to all nationalities and qualifies for a residence permit. Rental management through the village operator targets 4–6 % net.
