Kotor & Perast

The inner Bay of Kotor is the most beautiful stretch of water in the Adriatic and, since UNESCO protection, one of the scarcest places to build. What exists is what you can buy: Venetian stone houses in Perast, Dobrota and Prčanj with their own jetties, palazzo apartments inside Kotor's walls, and a handful of modern villas on the slopes above.

Who buys here

Buyers who want history rather than a resort — writers, architects, families with boats who prefer a quiet quay to a marina. Restoration is the normal route: a waterfront ruin with permits is a serious asset.

Perast and Dobrota for first-line stone houses; Prčanj, Stoliv and Muo for value with the same view; Orahovac and Dražin Vrt for small-scale new builds; the Old Town itself for apartments with rental demand all year.
